The $3bn Ajman Marina project to supply 8000 residential units
According to developers, the residential buildings will be one of the modern architectural wonders. The units will be positioned facing the marina, and are expected to comprise hi-tech gadgetry which provides the option for residents to monitor their properties, even when they are out of country.

First phase of construction begins at the $3.8bn Pearl Dubai
Al Fahim Group, the developers of the Dh.14bn Dubai Pearl Project, have announced the commencement of first phase of construction of their world-class mixed-use development, the $3.8bn Pearl Dubai.
Dubai PearlPearl Dubai has completed the scaffolding and site hoarding and has obtained mobilization permit from Tecom Investments. It is currently mobilizing contractors for the foundation works of the project. The preliminary piling test is scheduled for mid-May.
The Chairman of Pearl Dubai, Abdul Majeed Al Fahim, revealed that the project received an overwhelming response from investors during the first two launches of its residential and commercial units this year.
He confirmed that the construction work of Pearl Dubai, too, is progressing as scheduled and the project is gaining momentum for another exciting launch of an exclusive residential component which would be an additional incentive for investors.
Located at the heart of Dubai Technology and Media Free Zone, the Dubai Pearl project overlooks Palm Jumeirah. The Dubai Pearl is expected to be ready by 2010, and covers a built-up area of 15 million square feet, combining an active business district with quality urban lifestyle.

ETA unveils VERDE Residences and Offices at Dubai Maritime City

Dubai's Property Prices to increase by 20-25% in 2008
Dubai: Property prices have quadrupled in Gulf Arab countries due to surging demand for housing and office space created by economic growth and windfall revenues from a 5-fold increase in oil prices since 2002. Dubai, the Gulf commercial hub, has already set an annual rent cap of 5% for 2008, tighter than last year's 7% cap and the 15% ceiling of 2006.
Jones Lang LaSalle expects a supply surplus in Dubai between 2010 and 2012. This adjusts the global real estate investor's previous forecast that supply would surpass demand between 2007 and 2009.
Real estate prices and rents in the Gulf Arab region, especially Dubai are most likely to rise by up to 20% in 2008, due to higher labor and construction costs and delivery delays, says market analyst, Jones Lang LaSalle.

Tameer Towers - Abu Dhabi Get its 7-Star Hotel
The ultimate in luxurious living and prestige has just been signed by Tameer holdings, one of the leading real estate companies in the region. Omniyat awards The Opus contract to Multiplex
The main construction contract of Omniyat's Dh.1.7bn 'The Opus', a commercial and retail development at Business Bay, has been awarded to Multiplex, one of the leading commercial construction contractors in the region.
As per the contract, Multiplex has been given the responsibility of managing the development's construction and timely and on-budget delivery of the development.
The President and Chief Executive of Omniyat, Mehdi Amjad, said "The main factor behind awarding the contract of The Opus to Multiplex, is their excellent track record of delivering highly complex, prestigious and challenging projects. We are confident that Multiplex and Omniyat can work together to complete construction of The Opus in a timely and cost-effective manner."
The Opus, located on a unique 'Island' plot, is ideally positioned to provide tenants exclusivity, with a spectacular view of Burj Dubai and the Signature Towers, without any adjoining properties or projects.

Dubai Ruler Invests Private Money in Education
In an attempt to continue the economical development of the tiny Arab Gulf state of Dubai, the ruler Sheikh Mohammed bin Rashid al-Maktoum, has donated 10 billion U.S. dollars (one of the largest contributions to date) to start up a new endowment foundation. The foundation will be used to increase the educational standards in the Middle East with a special emphasis on illiteracy, unemployment and scholarly development and recognition. According to the Guardian, Sheikh Mohammed said, "The foundation's mission is to invest in knowledge and human development, focusing specifically on research, education and promoting equal opportunities for the personal growth and success of our youth."

Rotating tower for the first time in Dubai Property Market

The British technology of rotation is being used after half a century on Arabic land. The rotating tower under construction in Dubai has a crescent moon lounge at its top. Dubai's office occupancy rates strikes an all-time high at 98%
Dubai has been the most-preferred choice for expanding international companies and major businesses, and this huge influx has led to a high demand for commercial real estate. The rate of office occupancies in Dubai has touched an all-time high of 98% to 99% with zero vacancy levels, reports 'Gowealty.com'.
About more than 90% of Dubai's buildings have been kept aside for commercial utility purposes, most of which are either recently launched or are under construction, with most adopting 'strata' sales.
The office lease charges have been the highest in Sheikh Zayed Road in Dubai, ranging US$1055 per square meter. This is followed by Deira with $825 per square meter. These figures have been arrived at, after compiling and analyzing statistics from landowners and tenants.
On comparing the leasing or rental rates of 2007 with the prevailing rates, an increase in charges by more than 60% has been predicted for a newly leased out commercial space in Dubai for the year 2008-09.
The parameters taken into consideration by investors and organizations are central location, large floor plates, technological connectivity, logistical connectivity, long-term leasing options and parking space. Customers prefer direct transactions with leaser and developer. The complexity of Dubai's multiple strata owners pose problems to those seeking to transact or interact with a single entity.
Just as the case of any investment norms, developers in Dubai's major commercial properties pursue short-term gains and strata owners for immediate capital gains.
Unlike residential complexes, the commercial properties require more parking amenities. With the Dubai realty market expected to stabilize by 2010, we foresee stabilization in the allocation of parking bays to commercial enterprises.

Dubai Metro - first day of launch
UAE did fantastic job!
There will be test runs conducted on a 4 kilometre section of the elevated track near Jebel Ali, checking all the management systems as well as the trains themselves.
There’s a main power station for the Metro, in Jebel Ali, and that’s reported to be completed. The Depot in Jebel Ali which will be large enough to accommodate 44 trains is said to be more than half completed. A train will consist of five carriages with a maximum load of 645 passengers.

Gulf Projects touch 2 trillon Dollar - Meed
The MEED Projects index estimated that Gulf has reached a staggering $2 trillion worth of projects. The UAE remains the biggest projects market in the Gulf, accounting for 37% of the total project value. It has also registered the highest growth, with total project values in the federation rising by 46% over the past 12 months. Kuwait has the highest proportion of unawarded contracts, representing over 90% of all projects planned.
Only a quarter of all projects tracked by MEED Projects are actually construction implying that there is another 3-5 years of further intensive construction activity to come.
There have been a series of major real estate projects announced in recent months, reinforcing the sector's dominance of the projects market and pushing the overall value beyond $2 trillion. Major new real estate projects include; Sudair Industrial City in Saudi Arabia at $40bn, Masdar City, Abu Dhabi - $22bn, Dilmunia mixed use development in Bahrain worth $4.2bn and Limitless’ Al-Wasl development in Riyadh at $12bn.

Reclamation of Nakheel's Dubai Promenade project complete
Nakheel has completed the reclamation of Dubai Promenade by placing the last rock on the project's breakwater. The breakwater, stretching 18kms, required 1 million tonnes of rock.
Dubai Promenade is Nakheel's sophisticated waterfront project, which will form a virtual peninsula along the Dubai shoreline, inclusive of a spectacular five-star wheel-shaped hotel.
The Promenade, surrounded by marina, sea and a natural beach will offer panoramic views, idyllic walkways, and well-planned architecture, which render a unique residential and commercial environment.
The first phase sale of the Dubai Promenade was launched on 24th January 2008.

Dubai Properties to launch 50,000 low-budget homes
A top official of Dubai Properties yesterday revealed the launch of 50,000 low-budget homes during the coming years, to meet the growing housing problem among the emirate's middle-income groups.
These affordable housing units will be a true mix of freehold and rental units, announced Mohammad Bin Braik, Chief Executive, Dubai Property Group.
"Although we are involved mainly in built-to-sell business, rental units give a continuous flow of guaranteed returns and provide necessary stability. We are not only building assets, but also building values for Dubai," said Bin Braik.
Dubai Properties has already built a sizeable housing project in Al Quoz area, which will soon be open for rent, he said, but is yet to elaborate on his plans for various housing schemes.
This seems to be good news for the 1.44 million population of the emirate, large numbers of who, stay in Ajman and Sharjah seeking cheaper alternatives, as most of the current projects cater only to high-income groups, leading to imbalance in the emirate's housing market.
House rent and increasing population continues to dominate the list of worries in Dubai, which has prompted the government to cap rents during recent years. A sudden growth in freehold market since 2002, led major developers to shift their focus from rental market to freehold sector. On the other hand demand continued to soar, pushing rents sky-high.
In the meanwhile, large numbers of government-built colonies and low-cost housings were demolished, reducing housing options for the middle-income and low-income groups.
Nakheel, a government-owned developer, has set up 'International City', considered as affordable housing.
According to a top property broker, the high rents at prevailing currently, are good enough to prompt developers to return to rental market, once the income rises up to the same level as that of freehold market.
